Terms and conditions

1. Booking
1.1. A booking can be made in writing, by telephone, online at www.zeelandvakantie.nl, via e-mail: info@zeelandvakantie.nl, or at the desk of the VVV offices on Walcheren and North Beveland. All booking methods are legally binding on both you and VVV Zeeland Vakantie, subject to availability of the property. With ‘writing’ we mean: via e-mail, by post or fax.

2. Booking charge
2.1. For each booking confirmation you will be charged an administration fee.

3. Booking order and payment
3.1. Each booking order will be confirmed by VVV Zeeland Vakantie by sending a booking confirmation by e-mail and/or by letter.
3.2. In many cases it is possible to rent for shorter periods than a week, for instance a weekend or midweek. The minimal rental price amounts to the half-week price, with a minimum of € 115 (this offer does not apply during holiday seasons, national and school holidays). When the last day of a weekend or midweek falls on a Sunday or national holiday, you will be charged an extra night, since you will not need to leave the property before 10.00 pm.
3.3. In addition to the rental price there are extra costs. These costs are specified in the description of each property on our website: www.zeelandvakantie.nl
3.3.1. The rental price only includes that which is mentioned in the description. However, it is possible to hire extra items, such as bed linen and children’s furniture. At some holiday rentals the hire of bed linen is obligatory.
3.3.2. Extra costs may be, for instance, tourist tax, cleaning charges, deposit, heating and electricity, and so on. You can check the extra costs for each property on our website.
3.3.3. The deposit sum will be refunded within 21 days of your departure, provided that the property has been left according to our terms and your bank account details are known to us. You can provide these on departure after handing in the key.
Any damages that are caused by you will be deducted from the deposit sum. Damages that exceed this amount must be fully compensated.
If excessive cleaning is required by the cleaning company, the deposit will not be refunded. N.B.: the right to a refund of the deposit expires two years after departure. In certain situations we reserve the right to still charge you with an (extra) deposit. The amount of the deposit is specified on your booking confirmation. Also see section 8.
3.3.4. Pets. If a pet is allowed at a property, this will normally be restricted to one pet only. You need to notify us about bringing a pet when you book the property. More pets can only be permitted with the agreement and written permission of VVV Zeeland Vakantie. There is also a charge per pet per day, payable to VVV Zeeland Vakantie or the owner of the property. If a pet is found to be present in the property without prior notification, an additional payment will be charged.
3.4. After receipt of the booking confirmation, you must make a deposit of 50% of the total rental price, as specified on the booking confirmation. The remainder must be paid no later than 1 month (30 days) before the commencement of the rental period. When booking less than 30 days prior to arrival, payment of the full amount is required.
3.5. Should payment not be received within the required time, VVV Zeeland Vakantie reserves the right to cancel the booking of the property. Any sums paid will not be refunded, in accordance with our cancellation terms.

4. Right of option
4.1. Any booking made more than 8 weeks prior to arrival, may be cancelled by you within eight days from the date of booking. You must notify us in writing or by e-mail. You always have to pay the booking charge. (see section 4.3)
4.2. When cancelling after these eight days, the cancellation terms will remain in full force and effect (see section 5).
4.3. When booking within eight weeks before commencement of the rental period, this right of option is not in force and usual cancellation terms apply, as detailed in section 5.

5. Cancellation by the Holiday-maker
5.1. Cancellations must always be made in writing or by e-mail to VVV Zeeland Vakantie. Immediately after receiving your written cancellation, VVV Zeeland Vakantie will send you a cancellation confirmation/invoice.
5.2. When cancelling within 8 days after booking, provided the booking is made more than 8 weeks prior to arrival, the right of option applies (see section 4).
5.3. When cancelling after 8 days and up to three months before commencement of the rental period, 15% of the basic rental price will be charged, as well as the administrative costs and, if applicable, the cancellation insurance premium.
5.4. When cancelling between three months to one month before commencement of the rental period, 50% of the basic rental price will be charged, as well as the administrative costs and, if applicable, the cancellation insurance premium.
5.5. When cancelling between one month to one week before commencement of the rental period, 75% of the basic rental price will be charged, as well as the administrative costs and, if applicable, the cancellation insurance premium.
5.6. When cancelling less than one week before commencement of the rental period, the full (basic) rental price will be charged, as well as the administrative costs and, if applicable, the cancellation insurance premium.
5.7. Any sums paid will be deducted in accordance with our cancellation terms and the cancellation invoice.
5.8. Cancellations covered by the cancellation insurance, if any has been taken out, will be dealt with in accordance with the insurance terms and conditions.

6. Cancellation by VVV Zeeland Vakantie
6.1. If through any circumstances VVV Zeeland Vakantie has to cancel the already booked property, then immediate notification will be made to the Holiday-maker and, if possible, an alternative will be offered. When not accepting this alternative, or if no alternative can be offered, VVV Zeeland will immediately refund the sum paid by the Holiday-maker. The Holiday-maker only has the right to claim back this sum.
6.2 If Zeeland Vakantie has to cancel the booking 8 days or less before commencement of the rental period, the Holiday-maker also has the right to a compensation of € 115 per booked property, in case no alternative can be offered and/or the Holiday-maker does not accept this alternative.
6.3 Short term bookings, meaning bookings made 5 weeks or less before commencement of the rental period, are excluded from section 6.2.

7. Changes made by the Holiday-maker
7.1. If you wish to make any changes to your booking, you must notify VVV Zeeland Vakantie immediately. These changes will be confirmed by VVV Zeeland Vakantie in writing. There will be alteration charges to cover administrative costs.
7.2. A change of dates and a change of property are both considered cancellations.

8. Liability of the Holiday-maker
8.1. During your stay at the property, you, the Holiday-maker, are fully responsible for the property and all furniture, fixtures, fittings and effects belonging to the rented property. Any damages caused by you and/or a member of your party must be compensated in full. You, the
Holiday-maker, are also fully responsible for any additional costs, such as heating and electricity, cleaning charges, tourist tax, and the like. All (collection) costs involved are the sole responsibility of the Holiday-maker.

9. Liability of VVV Zeeland Vakantie
9.1. VVV Zeeland Vakantie can accept no responsibility for any loss, theft, damages or injuries caused to or by Renters of holiday properties contracted by VVV Zeeland Vakantie.
9.2. VVV Zeeland Vakantie, part of VVV Walcheren and North Beveland, does not assume responsibility for any inaccuracies in the guide or on our websites.

10. Complaints
10.1. In spite of all our efforts, there is always the possibility that you feel you have a genuine complaint. This complaint should immediately be submitted to one of the VVV offices on Walcheren and North Beveland, so the matter can be resolved on the spot. After closing time you need to notify us by calling the emergency phone number specified in the information package you receive on the day of arrival. If the complaint has not been dealt with to your satisfaction, details of your complaint should be submitted to VVV Zeeland Vakantie in writing, no later than four weeks after termination of the rental period. When complaints are submitted following this deadline, these can no longer be considered and as a result the Holiday-maker shall have no claim against VVV Zeeland Vakantie.
10.2. Should the Holiday-maker independently decide to move into a property other than those offered by VVV Zeeland Vakantie, and/or to abandon the rented property, all rights to compensation or reimbursement will be nullified.
10.3. In all cases the maximum liability of VVV Zeeland Vakantie shall be limited to the basic rental price.

11. Cancellation insurance
We strongly advise you to take out a cancellation insurance at the time of booking, even with short term bookings. For you are under the obligation to pay the rental price at all times, also when you have to cancel your holiday at short notice owing to, for instance, illness, or have to cut your stay short. The cancellation insurance includes a liability insurance, covering an amount from € 25,00 up to a maximum of € 2250 in damages caused by you or your party member to the rented property, provided you can show the damage was not caused deliberately. The premium (excluding policy fees) amounts to 7% of the basic rental price, subject to tariff changes required by law.

12. House regulations
12.1. The number of occupants specified in the property description is the maximum number allowed. You need to notify us of the exact number of persons. It is not permitted to set up camping equipment at the property. If these terms are violated, the owner of the property has the right to terminate the rental agreement with immediate effect. Also a compensation may be charged.
12.2. VVV Zeeland Vakantie expects you not to cause any trouble. On holiday parks and in apartment buildings you need to comply with the park or house regulations, if any. When violating these rules, the management is authorized to deny the Holiday-maker(s) further access to their holiday home.
12.3. On departure you need to leave your holiday home in a clean and tidy condition. The actual cleaning will be done by a cleaning company, for which you have to pay cleaning charges, which are specified in the description of the properties.

13. Arrival & Departure
13.1. The booking confirmation that will be sent to you, specifies the time and the address where you can collect the key. If you are unable to make it to your holiday address on time, you must notify the keyholder in time to make a new appointment to collect the key.
13.2. Your holiday home is available from 3pm local time on the day of arrival. Due to circumstances it may be possible that the property you rented is only available at a later time.
13.3. You should leave your holiday home by 10am local time on the day of departure. This does not apply on Sundays and national holidays. When not leaving the property on time, the management is authorized to deny the Holiday-maker(s) further access to their holiday home.

14. Inventory
14.1. Unless otherwise indicated, holiday homes always include blankets or duvets, as well as cutlery, cooking utensils and crockery. We refer you to the description of the property to find out whether any specific items are provided, like a washing machine, dishwasher or drier. Electrical appliances, such as an electric kettle, toaster and so on, are not always provided as standard. Linen and towels are not provided, unless otherwise indicated in the brochure or mentioned on the websites. For a small charge you can hire linen and towel packs at VVV Zeeland Vakantie. At some holiday rentals the hire of linen packs is obligatory.

15. Men at work
15.1. It is possible that work is being carried out in the vicinity of your holiday home, for instance road works or construction works. VVV Zeeland Vakantie can accept no responsibility for any noise, disturbance or inconvenience resulting from this. Any such work is beyond our control and cannot be shut down by VVV Zeeland Vakantie.

16. Privacy
16.1. Your personal details are stored in the address file of VVV Walcheren and North Beveland. Your information is used for responsible management, as well as for sending commercial offers by us or third parties carefully selected by us. We will not provide your personal details to third parties that infringe on your privacy. If you no longer wish to receive mailings from us, please write to VVV Walcheren and North Beveland, ZV department, P.O. Box 8, 4357 ZG Domburg, The Netherlands. If you object to us providing address details to third parties, please let us know in writing.

17. General
17.1. Before booking, please read the general information concerning VVV Zeeland Vakantie and the classification of holiday homes. This information forms an inseparable part of these booking terms.
17.2. All rental agreements of VVV Zeeland Vakantie are governed by Dutch law.
17.3. The District Court of Middelburg in The Netherlands shall have exclusive jurisdiction.
